This is a comprehensive post on player / guild housing costs for all areas. It supersedes older housing cost posts. Note that some areas may not have available space for housing, and DM approval is required (eventually, DM approval will only be required for new construction as purchases / rentals of existing housing will be automated).
Note that the below costs include ongoing costs (rent/taxes/upkeep). There will be an automated system going in to deal with ongoing costs, however, until that system goes in, ongoing costs will be waived. For rental properties, DMs will take a lump sum payment up front until the automated system goes in.
All housing purchases or rentals require the PC's player be a C-Token Holder.
Existing housing may be purchased (possibly at a discount) or new housing may be constructed. New housing allows the player to define the layout (with DM/dev approval), but will take time to construct.
Guild/Org Properties are subject to the same rules as PC properties in terms of ongoing costs.
Property Types
There are three types of property a PC may have:Rented Property - Up to 2 PS may be added at the costs below, but other placeables may not. Lowest up-front cost, but rents are high (charged RL monthly)
Owned Property in a town - PC can add placeables/PS. High up front cost, but taxes are lower than rents (charged RL monthly)
Owned Property outside a town's jurisdiction - PC can add placeables/PS. Highest up front cost, upkeep is also highest (charged RL monthly)

Ongoing Costs Will be charged IG yearly (effectively RL Monthly). These costs will not be charged until there is an automated system to handle it.
Ongoing costs fall into three categories:Rent: 2% of property cost or 100 gold, whichever is higher - charged to people renting properties in a town.
Taxes: 1% of property cost - charged to property owners within a town's jurisdiction
Upkeep: 2.5% of property cost or 150 gold, whichever is higher - charged to property owners outside a town. This is money paid to get rid of vermin, fend off critters, and otherwise generally maintain the property.
Custom Housing
Custom housing will require approval by the DM team for location and content. Subject to DM approval, players can make requests regarding which (external) building model is used for new construction, within space and tileset limitations. External placeables will generally not be allowed or will be extremely limited, as most of the town maps are already placeable heavy.Base Cost Per (interior) Square: 750 Gold

Placeables- Each Static Placeable: 200 Gold
- Each Useable Placeable (has a description but no script or conversation): 300 Gold
- Each Interactive Placeable (has a conversation or existing Narfell script): 400 Gold
Note that the cost for scripted placeables is for those using existing Narfell scripts. Scripted placeables that require new scripts will most likely not be allowed at all, and will be expensive if they are.

These modifiers add to the per square price for new construction done in these areas.Peltarch Docks District: +0 Gold

Racial Construction Modifiers
These modifiers apply only if the PC hires an NPC workforce of the appropriate race to do custom construction. Such hiring must be done ICly and arranged with a DM.Dwarven Construction (applies to underground and above ground stone): +50% Base Price, -20% Upkeep if outside a city
Elven Construction (applies to wilderness and above ground wood): +50% Base Price, -20% Upkeep if outside a city
Orc/Half-Orc/Goblin Construction (applies to underground and wilderness): -25% Base Price, -10% Upkeep if outside a city
Hinnish Construction (applies to underground turf house and wilderness): -25% Base Price, +15% Taxes/Upkeep
Gnome Construction (applies to underground only): -20% Base Price
These prices do not include costs or expenses incurred in getting permission, realtor fees, protection rackets, extortion, graft, eviction or legal fees, or contractor expenses.
Once ongoing costs go in, they may be paid one IG year (RL Month) in advance. Missing one payment will incur a 50% late fee. Missing two payments will result in a lockout. Missing three payments will result in the property being seized and sold (or taken over by spawns), and the contents stolen or auctioned off by the local government.
I think the new housing policies have raised some questions.

I hope it is OK to post questions here so that we can have an active dialogue between the staff and the players.
**My first question:
How will existing houses be dealt with? Are they grandfathered, or is there some kind of reconciliation between the original prices paid and the new prices? (that could get ugly). Is there an opportunity to update those houses to reduce/add placeables?**

Will such facilities as Enchanting Labs and Crafting rooms have extra, special costs attached to them? Or are they covered within the existing pricing?

With upkeep a function of price, current wording seems to say -20% of +50% for an overall higher upkeep after paying the extra for the property. I figure that's just wording.

Question #2
The automated system that will collect rent/payments doesnt exist yet, so payments will not yet be made on a regular basis.
Is there an ETA for that system?

Anybody who has a property ingame will not be asked to pay for it again under the new costs, they will only be subject to rent/tax/upkeep as appropriate.
